Market Update: WohnBarometer
Every quarter, the "ImmoScout24 WohnBarometer" shows the development of rental and purchase prices in Germany as a whole and in the seven largest metropolitan areas (Berlin, Düsseldorf, Frankfurt (Main), Hamburg, Cologne, Munich and Stuttgart). The analysis is based on the listings for existing and newly built apartments for rent or purchase on Germany's largest online marketplace for real estate, ImmoScout24. The price data is supplemented by information on supply and demand as well as a price forecast for price forecast for the upcoming 12 months.
The "ImmoScout24 WohnBarometer" is published regularly at the end of each quarter and is then made available for download here. The complete overview is available in German here:
“Many prospective buyers are currently holding back due to economic and geopolitical uncertainties. From our perspective, the increase in demand in March is a short-term move to secure still relatively low interest rates. For the rest of the year, we expect prices to move sideways. Pressure on the rental market is easing, partly because many people searching are currently acting more cautiously. Nevertheless, demand and underlying need remain high. At the same time, it is becoming clear that once a certain rent level is exceeded, demand drops significantly. More supply and lower demand are leading to slower rent increases, allowing traditional market mechanisms to take effect.”
