Market Update: WohnBarometer
Every quarter, the "ImmoScout24 WohnBarometer" shows the development of rental and purchase prices in Germany as a whole and in the seven largest metropolitan areas (Berlin, Düsseldorf, Frankfurt (Main), Hamburg, Cologne, Munich and Stuttgart). The analysis is based on the listings for existing and newly built apartments for rent or purchase on Germany's largest online marketplace for real estate, ImmoScout24. The price data is supplemented by information on supply and demand as well as a price forecast for price forecast for the upcoming 12 months.
The "ImmoScout24 WohnBarometer" is published regularly at the end of each quarter and is then made available for download here. The complete overview is available in German here:
"The rental markets in Germany's major cities continue to demonstrate strong dynamics at the beginning of 2025. Particularly noteworthy is the increase in listing rents in the new construction segment in cities such as Leipzig and Cologne, which are showing double-digit growth rates within a year. This development underscores the significant pressure on the housing market and the necessity to expand supply through intensified new construction activity. Particularly affordable and smaller apartments are in high demand."
